On selected projects, Lumber & Leaf takes timber from structural concept through prefabrication and on-site assembly. We do this when the project demands it, when the timber scope is complex enough that separating engineering from execution would mean losing control of the result.

This is not a general contracting service. It is what happens when the people who engineered the structure are also the ones best placed to build it.

Why We Build

Most timber consultancies hand off their work and hope for the best. We saw too many well-engineered designs fail on site — not because the calculations were wrong, but because no one on site understood the assembly logic, the connection sequence or the tolerances that mattered.

So on exceptional projects — where precision is critical and the timber scope is structurally demanding — we carry the work through to completion. Partly because some structures simply need the engineering and construction team to be one and the same. But also because we are determined to be change-makers.

In Europe, timber buildings already reach 12 storeys and beyond. India has the potential to get there — but not without people willing to do the work, prove the methods and build the ecosystem that makes it possible. Every project we execute is a step toward that future. We don’t just want to consult on timber construction in India. We want to accelerate it.

 

Integrated Project Delivery

Timber construction demands a level of coordination that most conventional project structures are not set up for. Structural systems, connection logic, lifting strategy and assembly sequences must be resolved together — not handed off between disconnected teams.

When we take on a Design & Build project, engineering and execution share the same table from day one. The people sizing the members understand how they will be transported. The people detailing the connections know how they will be accessed on site. That integration is where the real value lies.

 

From Feasibility to Finished Structure

Every Design & Build project moves through four stages: feasibility, where we assess whether timber works and under what conditions; design development, where we refine the structural system alongside architects and consultants; prefabrication, where precision in the workshop sets up speed and quality on site; and execution, where our carpentry team assembles the structure with the precision it was engineered for.

The detail behind each stage — structural calculations, connection design, shop drawings, hardware schedules — follows the same rigorous scope as our Timber Engineering Consultancy. The difference is that we carry it all the way through to the finished structure.

We do not subcontract timber installation to general labour. Our site teams are trained carpenters who understand structural behaviour, tolerances and the consequences of getting details wrong.

Engineering That Can Be Built

A well-calculated timber structure is not automatically a well-built one. Assembly sequences, lifting strategies, connection accessibility, crane reach, transport limits and site tolerances all matter — and they need to be resolved during design, not discovered during construction.

Our background in structural carpentry means we think from the build outward. We know what a connection looks like when you are trying to install it at height, not just on a drawing. Because we work on the ground here — not advising remotely — we resolve these challenges within the real constraints of local fabrication, logistics and site conditions. That is a fundamental difference.
